General conditions

In medium and low season (January-May and October-December), the minimum period of stay is of 2 consecutive nights. 

In high season (June to September), the minimum period of stay for some accommodations may be one week, with arrival and departure on a Saturday.

Initial cleaning: each accommodation is delivered clean and tidy on arrival.

Final cleaning: to be paid by the client; the amount is communicated upon booking. It varies between 40 and 490 euros, depending on the size of the property.

Water/gas/electricity - utility fees: a daily fee for energy consumption is set according to the size of the property and its amenities and equipment.

Linen & towels: the choice of linen and towels can be made upon booking, n later than 15 days before arrival. 
The cost is 20€ per person and includes: small/medium/large bath towel for each guest + bed linen (sheets and pillowcases). Towels only or bed linen only: 10€ per person.
Our laundry can also provide a duvet/blanket for an additional cost of 10€ per person.
These rates are for the entire stay, regardless of length. Any new order costs as previously detailed.

Pets are allowed in most of our accommodations with gardens or suitable outdoor areas and, in all cases, under the direct control and sole responsibility of their owners. The presence of pets must be explicitly indicated at the time of booking. An extra cost of 70€ per pet and per week is applied.

Damage deposit: Upon prior approval, the deposit can be blocked on a credit card on the day of arrival. It can also be paid on arrival or shortly before, depending on the method of payment chosen for the booking balance. In any case, it will be released or refunded by bank transfer or via PayPal within 5 days of the end of the stay.
The deposit will be released or refunded after verification of the respectful use of the accommodation: no damage, no waste of energy, waste properly disposed during the stay... 

Arrival time (check-in): in medium and high season, between 15:00 and 20:00 (flexibility in case of justified delay). In other periods of the year, the arrival time is agreed directly with our staff. In some cases, arrival can be arranged independently (self check-in), but always from 15:00.

Departure time: in medium and high season, 10:00 am at the latest. In other periods of the year, our staff will accept a late departure if no arrival is expected on the same day.

No-Show: In the event of a missed arrival, no-show and no communication from the client, the rental contract will be considered terminated and Ville Salento srls will be free to re-rent the property on the day following the initially scheduled arrival. We therefore ask that any delay in the arrival date be communicated beforehand.

In case of cancellation by the client, the following conditions apply:

If the cancellation occurs 7 days after the booking confirmation, the client loses 100% of the prepaid amount.
In case of no-show, the client loses 100% of the prepaid amount.

If the client decides, for reasons of their own, to interrupt the ongoing stay, and therefore to anticipate their departure date, they are not entitled to any refund from Ville Salento srls. 

Through our partner insurance Allianz, you can however insure any cancellation, medical expenses and assistance on site:

for the sum corresponding to the paid deposit, i.e. from the booking confirmation until the expected date of arrival, in case of cancellation.

→ for the sum corresponding to the entire stay, i.e. from the booking confirmation until departure, in case of cancellation, late arrival, early departure, medical expenses and assistance during the stay.

In case of cancellation by Ville Salento srls, due to force majeure, we will refund the full prepaid amount within 15 days of notification, after having offered the client other accommodation of the same type or of a higher level than the one initially booked.

Ville Salento srls, with its portals and, declines all responsibility during the stay of its clients for any accident, injury or damage that may be caused to them, or for any loss or theft of personal items in the rented accommodation. 
Therefore, any additional expenses due to such causes will not be refunded, nor will there be any reimbursement in the event of forced interruption of services. 

Ville Salento srls declines any responsibility for defects or faults in the items sold. 
In case of dispute, only the Court of Lecce will be competent.

Note: Ville Salento srls is a real estate mediation agency. We remind you that in most cases it is the owner of the property who finalizes the booking.
It is the owner of the property who must guarantee that the rented or sold property is free of defects or faults. Ville Salento srls usually receives its share of the payment from the guest / client.
